Tenant Repair Request

Before placing a repair request, please make sure to try the solutions listed below under Troubleshooting. If you still require a repair, fill out the below form. We will respond as quickly as possible within our normal business hours on Monday-Friday from 9am-5pm.


Please keep in mind that all repairs under $100 are the responsibility of the Tenant. We are able to repair these minor items. However, should you choose to use our crew, payment will be due at the time of service and is the responsibility of the tenant.


TROUBLESHOOTING

A/C

Maintenance:
Replace filter every 30 days and add a tablespoon of bleach in overflow tray.

A/C not working:

  1. Is the filter clean? If not, please replace it.
  2. Remove filter and look behind, if you see ice or dripping water it is freezing up.  Turn A/C off at thermostat, let ice melt completely (3-5 hrs), then turn A/C back on.  If A/C is still not working request a repair.

After a power surge or Flickering:
System needs to be reset. Turn unit off and wait ten minutes and then turn back on.


GARBAGE DISPOSAL

Maintenance:
Every now and then put ice in it and run it, this will help keep blades sharp and functioning properly.

Not spinning:
On bottom of garbage disposal is a red reset button press and see if disposal works.

Disposal is jammed:
Disposal will make a humming noise. UNPLUG disposal, then clear out jam by reaching down drain and finding what is causing jam and remove. If nothing is found to be causing jam UNPLUG disposal then at bottom of disposal and right in the middle is a spot to place disposal wrench (disposal wrench is a ¼” allen key type wrench or a ¼” allen key) and spin either way or back and forth with wrench to free up.


WATER LEAKING AT SINK OR TOILET

At water line:
Shut water supply off at valve, remove any water to reduce damage, then request repair.

At drain/ disposal:
Place a container under drain to catch dripping water and remove any water to reduce damage, then request repair.

Toilet running on:

  1. Lift lid off and make sure water level is not coming up to top of fill tube in tank. If it is, request a repair.
  2. Check and verify chain that lifts flapper is not caught or hanging up on another part in toilet tank.
  3. Flush toilet, keep tank empty by holding the handle in flush position, and wipe rim around flapper and seat at bottom of toilet tank as well.
  4. If toilet is still running, request a repair.
